MODULAR HOME PRICE AND FINANCE.

  1. HOW HARD IT IS TO DO THE MODULAR HOME LOAN?

    Construction loan on modular home is much easier than any other. The reason is simple: the bank has much less risk. Our house arrives 75-90% complete and the bank pays us after assembly. Just like the bank has less risk so do you.

     

  2. WHAT DOES IT COST TO BUILD MODULAR HOME?

    20 to 30% less than traditionally built home.

  3. WHAT IS INCLUDED WITHIN THE BASE PRICE?

    2x 10 Floor joist – 16” O.C. – 27 & 30’ wide models

    Double rim joist – front and rear

    23/32” T&G OSB floor decking glued and fastened

    Bridging between joist.

    2 x 6 Studs – 16” O.C. on exterior walls.

  4. IS DELIVERY INCLUDED WITHIN THE BASE PRICE?

    Deliveries are not included within the base price. We cannot include delivery to the price because we do not know where we will deliver your house. The delivery price is determined by the distance. One house will be delivered 10 miles from the factory and another 400 miles. Some companies allocate the delivery price within the base price of each model, but we think this is not fair.

     

  5. WHAT IS NOT INCLUDED WITHIN THE BASE PRICE?

  6. WHAT IS THE AVERAGE PRICE FOR A MODULAR HOME?

    This depends heavily on the location, manufacturer and model but a good estimate is somewhere in the range of $110 to $155 per sq. ft. That's the total price of the home turn-key. ( ready to move in)

    The starting point of $110.00 per sf will be all standard features on crawlspace, no garage, porches, decks, brick, stone…

    Also must be two story minimum 2,000 sf.

     Plant tours are conducted every Saturday at 1:00 PM Central time.

  3. WHO IS YOUR HOMEWAY BUILDER?

    Your Homeway Builder is an independent business person who has authorization to sell and build Homeway products. Builder will insure proper installation of your home at your chosen location, assist you in financing, perform all authorized warranty services, assist or perform all site preparation, build garages, deck, dormers, etc.   and assist or perform all final finish requirements.  

    As a Custom Builder, Home Max will assist you in all phases of the home buying and building process to remove potential obstacles and make moving into your new Dream Home one of the best days of your life.

  4. IS A MODULAR HOME BETTER THAN A SITE BUILT HOME?

    The decisionis clear. With a modular home you get efficiency and quality control.Efficiency begins with modern factory assembly line techniques. Your home travels to work stations, with all building trades represented. Work is never delayed by weather, subcontractors no-shows, or missing material. Quality engineering and modular construction techniques significantly increase theenergy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state and local government.

     

  5. WHAT IS A HOMEWAY HOME?

    The term generally used to describe a Homeway home is “Modular”. Homes are “built” under environmentally controlled conditions (out ofthe weather) and delivered on “carriers” to the site in “modules” for completion.  

    Each mid-western state has codes that control how homes are site constructed. Homeway Homes builds to those codes with include C.A.B.O.,O.B.B.C., B.O.C.A., and U.B.C.

  6. HOW IS A HOMEWAY HOME DIFFERENT FROM A SITE BUILD HOMES?

    When you think about construction, you may realize that “site-built” homes really are not “built”, but they assembled. Builders purchase their building components (IE roof rafters, pre-cut studs, floor joist decking, cabinets, windows, doors, drywall, shingles, wire, bath fixtures, floor coverings, etc.) from local building supply companies or lumberyards. These components are delivered to the site by truck and then assembled.   Components are trimmed or cut to size with anassortment of hand tools. Homeway Homes, by contrast, purchases brand name material directly from the manufacturer in huge quantities and then assembles the components out of the weather. Key components of the home, roof, floors, and walls, are all assembled on precision jigs. Homeway employee has the benefit of a pleasant working environment and equipment to do the job right.  

    So how is the Homeway home different from a site built home? In Homeway and my opinion, the Homeway home is better. However, you be the judge.  Please compare the home specifications with any home built.   7. WHERE DO YOU BUILD? IN WHICH STATES?

     

    In 2014, we narrow down building area to northern Illinois and southern Wisconsin only.

    Homeway Homes directly service central Illinois and most part of southern Illinois.

    It is better. Green design, energy efficient, faster and for less.

     

  9. WHAT DO MODULAR HOMES LOOK LIKE?

    Modular Homes look like any other home. Today's building technology has allowed modular manufacturers to build almost any style of home from a simple ranch to a highly customized contemporarily. And, it doesn't stop with houses. Modular producersare busy building banks, schools, office buildings, sub-divisions, motels, and hotels. Chances are that you have been in many modular structures and probably never realized it.

  11. AND WHAT ABOUT THE "GREEN" RECYCLING?

    - The cut offs of the standard LVL beams are used as headers for doors and windows. The floor decking that we use, “Advantech OSB”, is made with

    left over materials from wood.
